Hello and welcome to our property. We have a beautiful home nestled on 2.5 Acres. we are in the final stages of our renovations and should be complete by December 2026. With additional outdoor spaces on the agenda and landscaping around the gym and wellness area.

We are so excited and thank you for coming and staying and we hope to see you back again. 

Please enjoy the Main house which consists of 7/8. bedrooms and 5full bathrooms, including a MIL suite with a cute Kitchenette. Access to the pool, outdoor dining area and Sauna and cold plunge as well as pickle ball court and fitness center (up towards the front of the property)

Check-In:

Our check in time is 4PM

If we can we will accommodate early check in. We do not charge for this but cant guarantee is until we have confirmation from our cleaners that they are finished preparing the home for you. In some cases we will allow check ins while the cleaners are still working giving access to amenities and the cabana. We always do our best to accommodate all early check ins but please understand that our focus is making sure the property is beautiful and 100% ready so you can enjoy it.

Check Out

Check out time is 10am

Please just toss the beds that you used leaving mattress protectors on and take the towels to the laundry. Make sure garbage is out in the main bin outside and that the grill has been cleaned if you used it. Stack and Run the dishwasher. Make sure that all the cushions are inside and nothing is left out if it rains. (Please please - we have had to replace a lot of cushions :/)

If you have used any equipment such as pickle ball paddles etc please return them to the lockers or store them safely away from the elements.

Kids cars should also be stored under cover so the batteries don’t get wet.

HOUSE ACCESS

 A key code will be sent to you on the morning of your arrival. Enter the code and turn the knob.

Parking. Please park on the gravel/dirt area to the right of the turning circle as you are looking at the house. Do not park on the gassed pavers out the front.

GARBAGE COLLECTION:

Green bins - all trash 

Yellow bin - recycling only

Sunday evening is the best time to take out the garbage for an early Monday collection.

Wednesday evening is garbage and recycling for a Thursday morning collection

Take garbage bins to road side close to road facing the street - don’t be afraid to pull it right up to the curb, they won’t take it if it is to far back. We do have a helper that can step in to take the bins out during days when guests are not there or when guests have checked in and it is the previous guests garbage. But we do ask that if you can during your stay please take the bins out for collection.

BUGS AND CRITTERS

We routinely spray the property for bugs and critters. However if you do come across any critters please keep in mind that Southwest Florida is a sub tropical climate. To help prevent this keep the doors closed. There are extra sprays in the utility closet at the front entrance. No refund will be issued for a bug citing. We live in a wooded area it comes with the territory. 

LITTLE ONES

*The house is not child proof please supervise your children at all times. Please also notify us iif you require, high chairs, crib, pack n play or anything else please let us know we have those things on hand. 

We also have lots of kids toys, books and playground equipment. Parents must watch their children at all times while using the outdoor equipment.

CLEANING AND MAINTENANCE

*No daily cleaning service is provide. If you require extra cleaning we do have a cleaning crew and we can pass you their details upon request.

*We may have Maintenance crews come during your stay that will need access to the pool. Garden and possibly the house - pool Maintenance, lawn care, miscellaneous work. We will aim to give you as much notice as possible but they don’t always keep an exact schedule.

Lawn care is Thursday, Pools is once per week usually Monday or Tuesday (although he does not keep an exact schedule).

Water

*the property is on well water and septic. Please be mindful of only flushing toilet paper and drinking only from the filtered taps.

Full house generator:

In case of loss of power the house has a generator which will switch over automatically. 

Laundry:

We have two laundry areas one in the MIL suite and one in the laundry area. Laundry powder is available in glass jars. One table spoon is recommended.

Ironing Board and Iron are in the master bedroom 

AMENITIES

All amenities are used at your own risk. Please get clearance from your doctor before using the pool or sauna. Waivers are required to use the amenities. Especially the cold plunge and the sauna

you can sign the waivers here.

POOL  and  Pool HEATING

The pool  filter runs throughout the day and will switch on an off automatically. Please don’t tough or adjust any settings on the pool.

Pool heating is available please ask prior to your stay to have this switched on. Additional fees apply.

To switch the system to Spa mode press the “SPA” button on the Aqualink Controller located in the efficiency. The spa is preset to 104F and will begin to heat automatically. Please turn this off when you are finished.

Cushions may be stacked under the covered lanai.

Please no glass by the pool

PICKLEBALL:

Lighting is available the switch is on the back of the light post. If you forgot your paddles don’t worry we have a few extras they are usually close to the court. Please keep them from getting wet.

GYM

If you want to use the tonal and don’t have an account just log into Josh’s account and run the program without signing for a subscription.

Please turn lights and AC when not in the gym.

Be sure to close all doors so that no bugs get in.

COLD PLUNGE

Be sure to undo the actual clips and don’t pull the top off with force. Make sure you replace the lid and clip it well to prevent bugs from getting in. The cold plunge turns on at 6am - 8pm

SAUNA:

Is located by the gym . It is usually covered over to prevent moisture and rain damage. It is a sunlighten m pulse. When you first choose a propgram and select pre heat you should hear the heaters make a cracking sound. If not press the power button until it reboots.

Cold plunge is on at 50F it’s located outside so it may get a few leaves in it from time to time. The water is changed frequently and treated with a low dose of chlorine to keep it clean. The water does run through an extensive filter system as well.

PETS

*This is a pet friendly property - a pet fee is also required $100 (one pet only) We have a crate and a pet bed available. Please don’t allow the pets to sleep on the furniture especially beds. Guests are responsible for any damage or extra mess created by your pet. 

PARKING

The property has enough room to park at least 14 cars. Please note there is no undercover parking. We ask that guests please don’t park on the pavers with the fake grass through them or anywhere on the grass. Gravel/dirt or driveway only.

MAIN HOUSE

Air con

Please keep the doors shut at all times to keep the home as cool as possible and to control the internal humidity. The thermostat is set to 75F during the summer days and 72 at night. If you do happen to change the temps please do not set below 68F or it could freeze the pipes and cause damage to the system. Downstairs each have individual remotes so they can be controlled separately. Please turn them off when you leave the house or set them to 80F

We use a Google Nest to control the thermostat. It easy to operate just pass your index finger in a downward or upward direction on the sides of the thermostats. Keep doors closed to maintain a comfortable temp.

The Kitchen,

Appliances: 

We have a coffee machine Nespresso available in the house with pods available for your own use. Target sells pods for this machine in case you need more 

Toaster, Microwave, blenders, bake ware are all available for guest use Please clean and return to their designated spots after use

Fuse box:

In the rare event that you blow a fuse the fuse box is in the closet of the Playroom/murphy bed room on the lower floor.

Master Bedroom - King Bed

Extra sheets are available in the closet 

Bathroom has towels in the linen closet on the left side closest to the bathroom entrance.

Storage is available in the first closet on the left.

Iron and ironing board are stored here 

Extra towels plus beach towels are the closet

More beach towels are in the basket by the door to the pool

King Bedroom 2 - Blue room

There is no closet for guest use in here at this stage.

This bedroom has a private ensuite bathroom 

As well as access to a shared balcony space 

Queen Bedroom - Green Stripe room

Extra sheets are available in the closet 

This room has access to a shared balcony 

There is plenty of closet space 

Bunk room room

Extra sheets are available in the closet.

Kids playroom

There is a Murphy bed queen size in this room. Please ask for this to be made up prior to your stay

MIL suite

King room - extra bedding is available in the dresser.

Plus bunk room lots of extra blankets are in the closet to the bunk room

Outdoor dining area.

The outdoor dining area is for guest use. There is a couch styled seated area plus a dining area. The pavilion is covered in fairy lights which are plugged in near the counter top of the outdoor kitchen. .

CHICKENS

Chickens are adorable but can be feisty. Please don’t enter the coop we will leave fresh eggs when they are available.

La Palmier — General House Rules

1. Registered Guests Only

Only guests listed on the reservation are permitted on the property at any time.

Visitors, day guests, or unregistered individuals are not allowed without prior written approval.

This is required for insurance, septic capacity, and safety compliance.

2. No Events or Gatherings

No parties, events, receptions, meetings, or group functions are permitted unless expressly authorized through a separate Event Agreement.

Reservations made through lodging platforms are for overnight accommodations only.

Unauthorized gatherings will result in:

  • Immediate termination of the reservation

  • Removal from the property

  • Additional fees and/or loss of deposit

3. Maximum Occupancy

The property may not be occupied by more than the number of guests approved at booking.

This limit is strictly enforced due to:

* Septic system capacity

  • Parking limitations

  • County regulations

  • Property infrastructure

4. Quiet Hours

Quiet hours are observed from 10:00 PM to 8:00 AM. (special events may differ)

Outdoor music, amplified sound, and loud activity must cease during this time out of respect for neighbors and local ordinances.

5. Parking

Parking is permitted only in designated areas.

No street parking, lawn parking, or vendor vehicles without approval.

Large vehicles, buses, or event-related parking must be pre-arranged.

6. Use of Outdoor Amenities

Guests use amenities (pool, cold plunge, sauna, gym, pickleball court, outdoor kitchen, etc.) at their own risk. Waivers are required and can be complete online here

Children must be supervised at all times. Children are not permitted in the Gym.

Ride on toys must be supervised by adults and safety equipment must be worn

No glass is permitted in pool areas.

7. Respect for the Property

This is a privately owned home, not a hotel. Please treat it accordingly.

Do not:

  • Move large furniture indoors or outdoors

  • Tamper with equipment or systems

  • Access locked storage areas or staff spaces

  • Use the property for commercial purposes without approval

8. Septic System Care

The home operates on a septic system.

Only toilet paper may be flushed. (even then if you can use trash bins this is appreciated)

Do NOT flush:

  • Wipes (even “flushable”)

  • Feminine products

  • Paper towels

  • Food waste

  • Grease or oils

Violation may result in service charges.

9. No Smoking Indoors

Smoking or vaping is not permitted inside the home.

Outdoor smoking is allowed only in designated areas and all waste must be properly disposed of.

10. Pets

Pets are permitted only if approved in advance and must be supervised at all times.

Guests are responsible for:

  • Cleaning up after pets

  • Preventing damage or disturbance

11. Safety & Liability

Guests assume responsibility for their use of the property and amenities.

The owners are not responsible for:

  • Injuries

  • Lost or stolen items

  • Misuse of facilities

12. Commercial Filming / Photography

Professional photography, filming, or content creation requires prior written approval and may require a location fee.

13. Maintenance Access

Owners or authorized personnel may access the property when necessary for maintenance, safety, or compliance. Pool maintenance and lawn maintenance is performed once per week. Maintenance staff typically do not have a set schedule nor do they announce themselves please allow them to do their job. Our neighbor comes over from time to time to help take the bins to the curb this would be Sunday evening for a Monday collection and Wednesday evening for a Thursday collection.

14. Violation of House Rules

Failure to follow these rules may result in:

  • Immediate cancellation of stay

  • Removal from property

  • Additional charges for damages or misuse

  • Loss of security deposit
